Our firm specializes in an extensive range of actions and procedures related to Architectural Studies and Permissions.
Our firm undertakes real estate studies and licensing in accordance with urban planning and legal standards. The building permits concern:
- New studies, architectural, structural, electromechanical.
- Small-scale licenses.
The new building permits are executed in accordance with the new building regulation of the country, Law 4067/2012 according to which a building permit is required for:
- Demolition of constructions.
- Excavation or backfilling greater than plus/minus 0.80 metres, as well as paving, and landscaping of plots and land for the purpose of building.
- Erection, addition, and repair of buildings and their annexes.
- Construction of a swimming pool.
- Change of usage.
- Fencing and enclosures.
- Construction of underground storage tanks.
- Conversion of facades.
Small scale work approval is required for the following work on legally existing buildings:
- Ground investigation and excavation after a document from the competent archaeological service.
- Placement of prefabricated houses.
- Pumping installations.
- Water drilling.
- Installation of temporary structures accompanied by a certificate of structural adequacy.
- The elevator construction.
- Felling of trees within approved urban plans or Z.O.E. that are not protected by the provisions for the protection of forests and woodlands in general or by provisions of archaeological legislation or legislation on protected areas or other relevant legislation.
- Underground gas distribution or metering and regulation stations.
- Scaffolding placement.
- Exterior painting or replacement of railings or repair of coatings or repair of facades using scaffolding and/or in areas classified as traditional settlements, areas of natural beauty, archaeological sites, historical sites, traditional settlements, traditional parts of cities and/or in buildings classified as monuments, listed buildings and in their protection zones.
- Construction of pergolas on ground floor open spaces or on the surrounding open space or on the slope or on the roof or on open balconies or on terraces of ground floors and floors.
- Placement of uncovered water tank or swimming pool, maximum surface of 50 sq.m.
- Antenna placement.
- Internal alterations provided that the structural elements of the building are not affected.
- The construction of planted roofs and planted surfaces.
- Installation of external thermal insulation or passive solar systems on the external facades of existing buildings provided that the facades are not altered.
- Maintenance, and repair of roofs using scaffolding.
- Simple masonry walls up to a height of one (1.00) meter.
- Roof replacement, in the same dimensions, without change in volume and without increase in the final height of the building and roof.
The Law 4495/2017 gives the opportunity to citizens with arbitrary buildings or parts of arbitrary structures constructed before 2011, to exempt them from the urban planning burden for the next 30 years or even some categories of them permanently.
Properties with unauthorized structures cannot be transferred, leased or conveyed, will be subject to fines several times the fines provided by this law and are deemed immediately demolishable.
The engineer's certificate is required for every lifetime legal transaction and for every transfer of property.
The validity of the engineer's certificate is 2 months from the date of issue.
In order to prepare the certificate, the following are required:

- Titles of ownership

The operation of several professional uses requires the obtaining of an operating permit from the competent authorities (usually the Municipality or the Region, which owns the property where the professional use will be established). Examples of such uses are: pharmacies, restaurants, bars, cafeterias, hairdressing salons, gyms, bread shops, pastry shops, grocery stores, fruit and vegetable shops, educational institutions, medical clinics, etc.
An operating license is an approval granted by the state for the establishment of a business, provided that the business and the property where the business will be established meet the requirements set by law.
Our office entirely undertakes the issuance of the Operating License of your business, with all the necessary studies, blueprints, and the processing of the files in the services.
For all property transfers, an affidavit from the engineer is required, confirming the legality of the existing buildings and that there is no urban planning violation in the property. For the transfer of plots and land where there is no building, a solemn declaration by the engineer accompanied by a topographical diagram is required.
The engineer carries out an autopsy at your premises, comparing the reality with the approved plans of the permit or the arrangement that may have been made on your property, and if and when no deviations and arbitrariness are observed, the certificate is issued. In the event that deviations and additional unauthorized constructions are found, the engineer will proceed with the regulation of the unauthorized constructions of the property in accordance with Law 4495/2017 after the owner's consent.
The electronic property ID is mandatory for the preparation of a notarial deed. The purpose of the Electronic Building Identity and the Electronic Identity of Independent Divided Property is to record the existing status of the building or divided property, respectively, and their permits, as well as to monitor and control their changes during their lifetime.
